In the greater Austin area there were 6,490 new housing starts in 2009, in a variety of neighborhoods from the classic suburban type with wide, meandering leafy streets to compact, walkable urban areas with sidewalk cafes and pedestrian traffic. Although home production is down 19% in 2009 over the previous year, builders are still finding demand for their product because Austin has been ranked as one of the best places to live by Forbes and maintains relatively stable home prices and growth. We are still believed to be one of the best recession haven cities to live in because of our housing market and comparatively low unemployment rate. According to the Home Builders Association of Greater Austin, experts believe that the local region is at or near bottom with respect to housing starts and starts will begin to increase toward the end of 2010 and into 2011.
Some of the major builders include KB Homes, Centex Homes, Highland Homes, Main Street Homes, Pulte Homes, Meritage, D.R. Horton, and Newmark Homes. The greatest amount of building has been going on in the Round Rock area, followed by the Cedar Park area, and Pflugerville. Lately, the weather and availability of new builder workers has been very favorable to builder's meeting their schedules. Additionally, builders have been offering special incentives to buy their homes such as more upgrades and special financing. Many buyers find it helpful to have an independent agent represent them when buying new construction. Although the multiple listing service properties found under my "Search for Homes" button does a very good job of locating pre-owned homes, it is not as comprehensive a source of information on new homes. Below are links to many of the area's builders. If you are interested in a new home, I have access to the builders own database of inventory and can help you locate homes based on any of the following search criteria: builder name, subdivision name, home price, subdivisions in a particular school district, etc. If you will give me a ring before you go out looking for new homes, I can save you a great deal of driving time and help you negotiate the best deal. Additionally, there are many headaches involved in overseeing the construction of a new home.
